Project Features/Highlights
The project continues on schedule. The seventh vertical lift of concrete at the elevator core was recently completed. The tenth elevated deck was recently completed and the next deck pour will follow in the near future. PCL continues with concrete placement of columns and shearwalls as they become available. The forming of elevated decks and columns is currently underway. Rebar installation continues at elevated decks, columns, core and shearwalls. MEP trades continue with MEP rough-in at elevated decks. Current Progress
The project continues on schedule . The first half of the eleventh floor deck was recently poured, the second half of the eleventh deck will be poured in the near future. PCL continues with concrete placement of columns and shearwalls as they become available. Forming of elevated decks and rebar installation continues at the decks, columns, core and shearwalls. Interior framing has progressed to the sixth floor and continues as floors become available. Installation of GWB at level 3 will begin in the next few weeks. MEP trades continue with rough-in behind interior framing. Cast stone and brick placement is underway and currently up to the fourth floor. Exterior framing, sheathing and waterproofing of level 5 is in process. Installation of the window wall system is underway at level three. The unit balconies have been installed through level 7. Project Description
The Gallery Condominiums at 2nd & Broad have two integrated components. The first is a 4-level, below-grade parking structure totaling 84,747 square feet. Above is a 13-story, 247,812 square foot multi-use, post-tension, cast-in-place tower including a penthouse level. Site excavation required the removal and export of approximately 36,000 cubic yards of material. Excavation is held in place on all four faces with a soil nails/shotcrete operation. Because of the proximity of an existing building on the west elevation, soldier piles were placed to further enhance the stability of the excavation. With a finish elevation at the 1st floor of 108.5' and top of SOG elevation of 74.5', the excavation will average roughly 36' in depth at the lowest point. An additional excavation will be made for the underground detention tank at the P3 level. Temporary shoring will be installed so that it is not necessary to lay back this excavation and impact the digging of spread column footing in the same vicinity. Structurally, the underground parking structure consists of a large pad and strip footings, cast-in-place columns and shear walls, with post-tensioned slabs and beams. The cast-in-place columns and shear walls with post-tensioned slab construction will continue up through the 13 floors of the residential tower. The tower will be clad in a variety of architectural finishes oriented to accentuate the vertical plane. These vertical elements are dominated by brick and aluminum louver columns on all four elevations. An aluminum window wall system of glazing will complete the building envelope. At various floors the building steps back to add some relief to the different elevations. Balconies and decks with hybrid steel and glass railing systems complete the exterior of the tower.
