Project Description

The Marriott Vacation Club Inc. (MVCI) Beachclub Phase 4-5 is the construction of shell space for 246 timeshare units including full build-out of 114 timeshare units.  The project is located in the Ko Olina resort on the Western end of Oahu approximately 20 miles from Honolulu, Hawaii.  The original contract includes Phase 4 with Phase 5 as an alternate to be added at a later date. 

The total project is 643,150 square feet with the building enclosing approximately 489,379 square feet of timeshare unit and shell space.  This building is connected to a 367 stall above and below grade parking structure with 61 stalls of surface parking, all located on a 5.3 acre site. The foundation system is a blend of drilled shafts and pile caps with strip footings. All buildings are cast-in-place concrete structures with post tensioned elevated decks.  The exterior wall system is EFIS on metal studs with a limited amount of stone facing in two entry areas.  The roofing system is primarily sloping metal roofing with a small amount of flat membrane roofing.  Each unit is cooled by vertical fan coil units which are fed from a central plant.  The Owner is furnishing the carpet, pad, and decorative light fixtures.

Phase 4 is comprised of the construction of 14 levels above grade and 2 levels below grade of building structure, shell space, parking structure and a portion of the landscaping improvements.  This phase includes the complete build-out of 114 luxury timeshare units.  The structured parking is comprised of two levels below the timeshare tower and 6 each ½ levels outside of the tower footprint.  The high-end finishes include granite countertops, ceramic tile bathrooms, beautiful wood doors, and plenty of millwork.  The site work includes extensive tropical themed pools with a water slide. 

Phase 5 is an alternate in Phase 4 base building contract.  This phase of work is for the tenant improvement construction of the remaining 132 timeshare units in the Phase 4 shell.  The finishes for these units will be the same as those in Phase 4.  The Owner anticipates issuing a change order for this work during the construction of Phase 4.  The actual notice to proceed date for this work will depend on timeshare unit sales.

The overall schedule will vary depending on the notice to proceed date for Phase 5.  The base building Phase 4 contract is for 26 months.
